Real estate represents a significant portion of your business expense, and costly landlord billing errors are common. A major portion of the cost of a commercial lease includes the tenant’s obligation to contribute to the landlord’s operating costs (CAM, real estate tax, insurance, utilities).    

Because of the complex nature of a commercial lease, landlord billing errors occur frequently. The burden is often on the tenant to respond to the landlord’s statement of operating expenses in a specified timeframe with any question of challenge to the expenses billed.

Due to increased workloads and staffing limitations, landlord charges are often unchallenged, creating hundreds of thousands of dollars in lost profits year after year.

joel berry, CPA

Managing Director

Joel is a Certified Public Accountant and brings more than 30 years of experience to the firm. Since 1993, he has managed lease audit and abstract engagements for more than 50,000 office, retail, and wireless communications leases for Fortune 500 companies, and has recovered millions of dollars for his clients. His prior professional experience includes internal audit, accounting, retail loss prevention, budgeting and forecasting, and fixed asset and real estate accounting. Joel is a member of the American Institute of Certified Public Accountants (AICPA).

MAHSA ALLANDET

Lease Auditor

Mahsa has over 15 years of commercial real estate experience in Real Estate Accounting, Tenant Relations, Dispute Resolutions, Acquisition Due Diligence and Lease Audits.

Mahsa has executed abstract engagements for more than 10,000 retail and office leases, including international assignments. She also has experience in performing lease audits, identifying over $10M in historical billings resulting in increased cash flow.

Her previous experience includes lease compliance and tenant settlements for a 700-retail tenant portfolio across the Southeast.

In her spare time, Mahsa enjoys traveling and attending cultural events.
