Real estate represents a significant portion of your business expense, and costly landlord billing errors are common. A major portion of the cost of a commercial lease includes the tenant’s obligation to contribute to the landlord’s operating costs (CAM, real estate tax, insurance, utilities).
Because of the complex nature of a commercial lease, landlord billing errors occur frequently. The burden is often on the tenant to respond to the landlord’s statement of operating expenses in a specified timeframe with any question of challenge to the expenses billed.
Due to increased workloads and staffing limitations, landlord charges are often unchallenged, creating hundreds of thousands of dollars in lost profits year after year.

meet the team
Michael has been a member of the commercial real estate industry since 2009. Since then, he has negotiated over $200M of tenant driven lease transactions. In addition to his work with LPA, Michael is a Partner at Scotland Wright Associates, where he is actively involved in the strategy and direction of the firm. He has been a member of the Atlanta Commercial Board of Realtors’ Million Dollar Club every year since 2011. Michael also co-founded TenEight, LLC, successfully raising angel funds and selling to a private equity firm in 2014.
He is married to Amanda and enjoys spending time with his son, playing golf and cheering on the Dawgs.
John has more than 22 years of commercial real estate experience in Real Estate Accounting, Finance, Lease Administration and Consulting. John has executed lease audits for well-known publicly traded REIT’s resulting in maximizing client earnings, increasing prospective cash flows and establishing proper internal controls. John also provided financial due diligence services for client acquisitions exceeding a billion dollars in transactions. Currently, John oversees the Real Estate Accounting for a large healthcare system in metro Atlanta, generating approximately $100,000,000 in annual rent transactions.
In his spare time, John likes to travel with his wife and two children.
joel berry, CPA
Joel is a Certified Public Accountant and brings more than 25 years of experience to the firm. Since 1993, he has managed lease audit and abstract engagements for more than 50,000 office, retail, and wireless communications leases for Fortune 500 companies, and has recovered millions of dollars for his clients. His prior professional experience includes internal audit, accounting, retail loss prevention, budgeting and forecasting, and fixed asset and real estate accounting. Joel is a member of the American Institute of Certified Public Accountants (AICPA).
Mahsa has over 10 years of commercial real estate experience in Real Estate Accounting, Tenant Relations, Dispute Resolutions, Acquisition Due Diligence and Lease Audits.
Mahsa has executed abstract engagements for more than 10,000 retail and office leases, including international assignments. She also has experience in performing lease audits, identifying over $10M in historical billings resulting in increased cash flow.
Her previous experience includes lease compliance and tenant settlements for a 700-retail tenant portfolio across the Southeast.
In her spare time, Mahsa enjoys traveling and attending cultural events.
Scotland is an Atlanta native with more than 35 years of experience. Prior to founding tenant-only commercial real estate firm Scotland Wright Associates in 2002, Scotland was Managing Director of Insignia/ESG, Inc., now known as CBRE. Scotland is an active member of the Society of Industrial and Office REALTORS (Georgia Chapter) and the Atlanta Commercial Board of Realtors, where he previously served as President.
With a heart for his community, he and his wife are active board members for numerous non-profits. Scotland is a car enthusiast with a history of racing at the Atlanta Motor Speedway. The Wrights have two children and two granddaughters.
Tom has successfully negotiated more than 2.5 million square feet of medical office leases and has actively participated in leading development and acquisitions of 3.2 million square feet of physician offices, outpatient surgery centers and other ancillary facilities with a value exceeding $1 billion. Over the course of Tom's career, he has held leadership roles in several core service areas of the firm including strategic planning, development, property management, construction management, financing and investor relations. While still actively involved with consulting and strategic planning for clients, his primary focus is now on strategic leadership for the firm.
Tom is married and has two adult sons. He is active as an elder, discipleship group leader and director of campus development projects at Perimeter Church along with serving on the Advisory Board for Family Life. He has also served as a member and Chairman of the Board of Directors for Providence Christian Academy. In his spare time, he enjoys golf, sailing, any water sports with his family and running.
Throughout his 20+ year career, John has served clients in the core areas of portfolio and asset management, leasing, construction, operating efficiency improvement, and other real estate consulting. In his current role, John is responsible for strategic oversight which includes portfolio management and leasing along with lease administration services.
John and his wife Juli have three children. They are active members of Northpoint Community Church.
